128 Central Park South is a cooperative apartment building located between 6th and 7th Avenue. The building was built in 1925, is 16 stories and is estimated to be approximately 100,000 gross square feet in floor area. There are 51 apartment units and 3 doctors’ offices. The apartments are equipped with gas fired cooking appliances and some have individual laundry equipment. The dryers in the apartments are a mix of electric and gas. A central laundry room is also available in the building on the cellar floor. The dryers in the laundry room are gas fired. The heating and hot water to the building is dual fuel, both oil and gas.

CE reviewed the existing electric service condition and performed demand load calculations based on the 2008 National Electrical Code for the building. Based on the assessment of the existing service, CE recommended that the existing electric service be upgraded to increase the service capacity, and provide flexibility in supplying future apartment needs.

CE submitted a load letter to Con Edison identifying the anticipated load growth of the building and coordinated the upgrade of the existing electric service.

The challenge with a project of this type is the building is occupied and the upgrade to the electric service must be achieved with minimal disruption of power to the occupants. The work was phased such that new equipment can be put in place while existing equipment remains active. CE prepared electric service upgrade design documents with phasing for bid and construction. The apartment electric service capacity was increased from 1300 Amperes to 2000 Amperes, excluding base building capacity and the electric metering equipment was neatly consolidated to meterbanks with provisions for future upgrades.
