This project consisted of the complete renovation and conversion to a hotel of the existing Salvation Army building located at 200-210 5th Avenue in Asbury Park, New Jersey. The building is comprised of a 7-story structure with a small wing on the south end. Attached to the east end of the building is a 4-story structure. The building is approximately 85,000 gross square feet.
The building, which was last occupied in approximately 2008 by the Salvation Army as an SRO, was transformed into a 110 key lifestyle hotel. The hotel also includes a 2,500 square foot event space with prefunction area and outdoor gardens. An outdoor pool terrace, rooftop bar, a grab-and-go food and beverage program as well as other typical hospitality public space amenities including reception, lobby lounge, concierge and back of house functions are provided.
The typical guestroom floors consist of double loaded corridor with efficient 3-fixture bathrooms with walkin shower configuration. There are also unique room types and a few multi-bay suites.
The existing mechanical, electrical, plumbing and fire protection systems were completely demolished and replaced with new systems. The guestrooms were provided with horizontal air cooled heat pump units with supplemental electric heating. The public spaces are heated and air conditioned by packaged units. A gas fired standby generator is provided to support code mandated and standby loads. Domestic hot water is generated by gas fired hot water boilers with storage tanks.
