The Consulate on the Park is a condominium complex, built in 1970, consisting of a total of four (4) buildings.  Each building is 5 stories in height and contains fifty-two apartment units.  Previously, each building had its own boiler plant.  The existing boilers were gas-fired and generated both heating hot water and domestic hot water.

The project consisted of replacing steel fire-tube boilers with more efficient cast iron sectional boilers.  The boiler circulating pumps, combustion air fans and automatic temperature controls were upgraded as well, to incorporate new energy code requirements such as outdoor air temperature reset of hot water supply temperature.

The project was completed over the summer months, with the work phased such that no building was left without domestic hot water, while demolition work proceeded.  To that end, four (4) sealed-combustion direct-vent high-efficiency gas-fired instantaneous hot water heaters were used to provide the temporary domestic hot water in each building sequentially.  Once a building’s boiler was installed and commissioned, the temporary hot water heaters were relocated to the next building to facilitate the beginning of the demolition work.

All boiler room heating and domestic water piping, including existing-to-remain, was re-insulated to current energy code requirements.
