The project consisted of the adaptive re-use of an existing office building located at the Cross County Shopping Center in Yonkers, NY. The eight story, 85,000 square foot building was converted to a Hyatt Place Hotel with 155 guest rooms. The building is located above existing ground floor retail space which remained open during the construction. The 2nd thru 8th floors consist of a mix of guestrooms, suites and ADA rooms. The penthouse floor includes three suites.
An 11,000 square foot addition was constructed to house the reception, dining/lounge/bar, kitchen/buffet, board room, meeting room, pool, fitness center, toilets, business center, library and office. A 5,500 square foot cellar floor constructed as part of the addition houses the mechanical rooms, employee break room and locker rooms, laundry, linens, walk-in freezer and dry storage.
All existing MEP systems were demolished and replaced with new. The HVAC new systems consist of air cooled heat pumps with supplemental electric heat in the guest rooms. The amenity spaces are provided with dedicated roof top air conditioning units with gas fired heating. Each occupancy is provided with a dedicated unit. The indoor pool is provided with a roof mounted gas fired heating/cooling/ dehumidification unit.
A new electrical service and distribution system was also provided for the building including emergency generator to support emergency loads.
The building is fully sprinklered and provided with a fire pump and stand pipe system. Stairs and elevators shaft were pressurized to control the migration of smoke and maintain clear egress paths. A fully addressable fire alarm system was provided with a ground floor fire command center.
