The project consists of an alteration of a commercial building, which was previously used as a bank, to a Public Assembly (A-3) occupancy, for a museum / art gallery.

The building is a two story (plus basement) structure, most recently altered in 1954.  There is no Certificate of Occupancy on file, but the change in occupancy required an “Alteration Type-1” filing with the NYC Department of Buildings.

The addition of a new passenger elevator required an electric service upgrade.

A new fire service was also provided, and both the new fire service and existing domestic service required backflow prevention devices to be installed, which in turn required a reconfiguration of the existing water meter room.

The Mechanical / HVAC systems are air-cooled variable refrigerant flow (VRF) with heat recovery, which allows for simultaneous heating and cooling in different parts of the building when needed.  An energy recovery ventilator (ERV) unit was also provided, to allow the building return air to preheat or precool and dehumidify the incoming outdoor air, resulting in significant energy savings year-round.

As of January 2018, the project is in the early stages of construction.
